Investment program
The company is undertaking significant investments in order to expand its capacities, and has committed to spending a total of 261 million Euros (approximately 75 billion HUF) by the end of 2011 on developments. The most significant of these is the construction of the SkyCourt, a new terminal building linking Terminals 2A and 2B wich was inaugurated in March 2011. The elegant, high-quality SkyCourt provides an unforgettable architectural and travel experience, as well as a rich selection of shops and restaurants. The new terminal makes travelling through the airport simpler and more convenient, increasing throughput significantly.

Location
The Airport is well accessible by car from any point of Budapest and can be reached in 20 minutes from the City by the “Ferihegy Express Road”. A regular train service operates between Budapest City and the airport.
Real estate projects by Budapest Airport

The biggest discount airline of Central-Eastern Europe, Wizz Air moved to Budapest Airport in summer 2011. The lease agreement about more than 2,000 sqm building space was signed in October 2010. According to this agreement, Budapest Airport has reconstructed an existing office building into a modern facility with open-plan offices to accommodate around 150 employees.

The national carrier of Hungary, Malév Airlines will move to Budapest Airport where three office buildings will be refurbished by the summer of 2012 to accommodate about 600 employees. The lease agreement was signed in spring 2011. Budapest Airport will renovate 10,000 sqm office space in three-storey buildings between Terminal 1 and Terminal 2.

On the southern edge of the airport and next to road M4, up to 500,000 sqm land is available for developing a commercial Business Park which could host any future tenant from retail through R&D centers to offices.
The conceptual design was initiated by Budapest Airport. The first phase foresees the construction of a business park with warehouse, office and retail facilities. Third party real estate developers are welcome to participate in this project.

Budapest Airport has determined that the hotel project should be located in front of Terminal 2 on the grounds of the current short-stay car park within walking distance of the terminal. The design envisages a 250-room 3 to 4-star hotel with conference facilities.

In 2011, cargo development has started on the South-Eastern part of the airport adjacent to Terminal 2. The first phase – already more than 80% preleased by two major ground handlers Malév Cargo and Celebi Ground handling – includes building 11 000 sqm of warehouse and 4 000 sqm of office space. Besides obvious operational and environmental advantages, the first phase of the future BUD Cargo City will cut costs for the new tenants due to the immediate road connection with the M0 ring road around Budapest and the South-Eastern motorway M4. This phase of the cargo development will be completed by the fall of 2012, but there is much more room for development on this side of the airport. According to estimates, this almost 2-km-long strip of airport land can accommodate cargo handling capacities up to 2 million tons per year.

Office Park at Terminal 2
For the area of about 50,000 sqm close to Terminal 2, Budapest Airport has finalized the conceptual design. Budapest Airport intends to realize the project depending on demand with third party real estate developers.

Based on a 10-year lease agreement, Budapest Airport constructed a tailor made distribution centre for Hungarian Post. Operation has started in summer 2011, serving as the major postal hub for Hungary and the neighbouring countries. The building features a warehouse over 3,000 sqm with state of the art sorting technology and around 2,000 sqm for office space.
